Recently the president of a very large real estate firm had a conversation with a top rated agent in the firm.  He said, and I’ll paraphrase… “Most of my top 20 agents use professional photographers.  Why do you insist on shooting your own photographs?…  your time is best spent on getting listings and selling.”    I think I like that attitude, not just because it may mean more business for my company but because it makes good business sense and successful Realtors are the best to work with.


Consider the subtle contrast between these two images.  Both images are good technical captures of light but one captures the great feel of the room in context while the other leaves you wondering.

A professional photographer understands context, composition, light, warmth and feeling.  They have the equipment and know how to use it to your advantage and your sellers advantage.

With every property you place on the market, you are marketing to at least three sub sets of the market.

1 – Buyers. With so much inventory, it is crucial to present the property in the best possible manner.

2 – Sellers. Sellers look at the MLS and Realtor sites and evaluate potential representation this way.  A picture says 1,000 words, and a excellent photographs show that the Realtor actually spends time, money and effort in marketing their trusted properties.

3 – Other Realtors. Realtors are more inclined to show properties with quality photographs. Quality photos demonstrate a certain level of professionalism that is sadly lacking on far too many listings. There are Realtors with whom other Realtors would rather work, and there are those with whom they would rather not work. When evaluating which of 20 homes to present, those with the best online image will be shown first. Those Realtors who use images which do not compare favorable side by side are doing their clients a great disservice.
